Short answer

Boston is the hardest city in this footprint to service a walk-in in, and it has almost nothing to do with the refrigeration. It is the buildings. Boxes down narrow basement stairs, condensers on roofs that need rigging, loading windows measured in minutes, and an Inspectional Services department that has an opinion about any equipment you install.

Why Boston boxes fail differently

The restaurant stock here is old and vertical. A great many kitchens in the North End, Beacon Hill and the older stretches of the South End put the walk-in in a basement reached by a stair that was never designed for a 10×12 box. That shapes everything: what equipment physically fits, how a replacement panel gets in, and whether a condensing unit ends up on the roof because there is nowhere else for it.

Basements also run humid. A cooler in a damp cellar ices its coil faster than the same box in a dry back-of-house, needs more defrost cycles than the factory schedule gives it, and sweats on the floor outside the door in August. We adjust defrost scheduling as a matter of course on basement installations rather than leaving the factory setting and returning every fortnight.

Rooftop condensers, and what they cost you

Dense neighbourhoods push condensing units onto roofs. Three consequences follow. Rigging is a real line item — sometimes a crane, sometimes a street occupancy permit. Any roof penetration wants a roofing sign-off, or you inherit a leak argument later. And in the Seaport, East Boston and along the waterfront, salt in the air corrodes condenser fins and evaporator return bends much faster than three miles inland. Coil cleaning intervals that are fine in Dedham are too long on the harbour.
